How accurate are the ARV estimates?▼
ARVitrage uses comp-based valuation — it pulls recent sales data from comparable properties in the target area and adjusts for square footage, condition, and market trends. The estimates are a strong starting point, but they are not appraisals. Always verify with local comps and, for deals you're serious about, get a professional appraisal or BPO.
Where does the rehab cost data come from?▼
Rehab estimates are based on locale-specific cost data for each of our supported metros (Denver, DFW, LA, Memphis, Phoenix). Costs are broken into 53 line items across 14 categories. You can adjust any line item to match your contractor pricing or local conditions.
What's included in the free tier?▼
3 deal analyses per month, manual lead entry, and access to the full analysis engine (ARV, rehab estimator, deal analyzer with profit/margin/MAO, sensitivity analysis, and risk scoring). No credit card required.
Can I import my own lead lists?▼
Yes — starting on the Analyze plan ($29/mo), you can import leads via CSV or XLSX. The Intel and Pro plans add AI-powered lead enrichment and the deal-finding pipeline for scoring leads at scale.
What does AI enrichment do?▼
AI enrichment uses Anthropic's Claude to analyze each lead and generate a summary covering deal potential, risk factors, motivation reasoning, and a suggested first-contact message.
Is my data private?▼
Yes. Your property data, deal analyses, and leads are private to your account. When you use AI features, your data is sent to Anthropic's Claude API for processing — Anthropic does not use API data to train their models. See our Privacy Policy for details.
Can I cancel anytime?▼
Yes. Cancel from your account settings or email support@arvitrage.com. Plan changes are prorated. Cancellation takes effect at the end of your current billing period.
What markets are supported?▼
We currently have locale-specific cost data for Denver, DFW, Los Angeles, Memphis, and Phoenix. You can analyze properties in any US market, but rehab cost data will be most accurate in these five metros. We're adding new markets based on user demand.
What happens if I run out of analyses?▼
On paid plans, additional analyses are charged as overages ($2, $1.50, or $1 per analysis depending on your plan). On the free tier, you'll need to wait until the next month or upgrade.
Do you offer refunds?▼
Plan changes are prorated. You can cancel anytime. If something isn't working right, email support@arvitrage.com — we'll make it right.
